That means that no one else is going to be focusing on it as much as you will—and that means you&#39;ll have a competitive advantage over everyone else who does similar work.</span></li><li><span>What is the average home selling price in your market? Why do Sellers list For Sale by Owner? </span></li><li><span>The majority of agents shy away from working with the owners because they don&#39;t know how to convert these types of clients. They are not familiar with the market, so they don&#39;t know how to sell the home in a way that will attract buyers. They also lack the experience to negotiate and close the deal on their own.</span></li><li><span>The key with FSBOs is to not come across as a hungry agent trying to get their listing. They do not respond well to pushy, aggressive sales type people.</span></li><li><span>Come as a helpful agent. Owner wants what&#39;s best for the community, even whether you get their listing or not. </span></li><li><span>If they think that you&#39;re genuinely trying to help them because you&#39;re the expert, you&#39;re the preferred realtor in the community and you just want what&#39;s best for everybody involved, then they&#39;re not going to put up those walls and barriers there.</span></li><li><span>They need to know you exist, and what your offer is. </span></li><li><span>They wanna know what the benefits of using you as an agent are, and how you &#39;re gonna help them, not what you&#39;ve done in the past.  </span></li><li><span>The first one is to show up in person. </span></li><li><span>if you&#39;re aggressive, then the people who are also aggressive are gonna be attracted to that. </span></li></ul><p><br></p><p><strong>P.S. That is having market authority, knowing what&#39;s happening inside and out, knowing development plans, knowing things that are coming soon, knowing your new construction in your market. </span></li><li><span>You can start sharing educational pieces as part of your brand, and part of your brand needs to be market dominant in the terms of your knowledge and your focus.  </span></li><li><span>You&#39;ve got to be consistent because consistency equals trust. You are going to be rewarded when they see your consistency. </span></li><li><span>Real estate is a relationship business, and that&#39;s why a lot of sales reps sometimes have problems transitioning from what they&#39;re currently selling into real estate because they think they&#39;re selling a house. You&#39;re not selling a house, you&#39;re selling yourself. </span></li><li><span>The quicker you can transfer the belief to other people that you&#39;re knowledgeable about what&#39;s happening in your marketplace the quicker you&#39;re gonna develop that brand authority.</span></li><li><span>When you put other people&#39;s needs first, and develop a mindset that you&#39;re just looking to help people, you&#39;ll never have to worry about money again for the rest of your entire life because money will just come. </span></li><li><span>You have to create a brand that creates buzz. </span></li><li><span>Do the right thing, even when you don&#39;t want to do it and the money will just come. So with brand awareness, you need to know who your target client is and how important your brand authority is in your community. </span></li><li><span>Brand authority equals referral. When you brand yourself as a cut above the rest, the referrals, they just come.  </span></li><li><span>The bottom line here is they want people to do business with people they know, they like and they trust. So post content that leaves them toward that goal to be likable, and trustworthy.</span></li><li><span>Part of this business is remaining humble and being a servant, but you also want your marketing to look different than everyone else&#39;s.  </span></li><li><span>You&#39;ve got to be passionate about what you&#39;re talking about, and if you&#39;re passionate about what you&#39;re talking about, it&#39;s gonna come across a lot smoother and is not going to feel like work. </span></li></ul><p><br></p><p><strong>P.S. In this week’s episode, I will be talking about how to avoid that sinking feeling in your stomach when you realize your neighbor just listed without you and different methods that you can use as an agent that would do well in subdivisions and can be used in small towns to be able to gain more referrals.       </p><p><br></p><p> I will touch on such topics as: </p><ul><li>If you lose just one listing per month in your subdivision, it will cost you an average of 108,000 dollars per year in commissions. </li><li>If you capture one listing per month in your subdivision and a seller buys another house, you’ll make an additional 216,000 dollars per year in commissions. </li><li>Sometimes, all it takes is a minor tweak in your business to open up the floodgates to going to the next level.</li><li>Many times you are doing the same things right, but sometimes there are things that need to be changed or done a little bit differently.</li><li>It is not meant to be your only mode of prospecting.
